Warranty and inspection
Before any warranty,
we check it while it is being built.
On new timber-frame houses we use six third-party quality inspections as standard, carried out by Iemamori Inc. Parts that become hard to see once the house is finished are checked at the turning points of the work, and the records from design, construction and inspection carry through to everything that follows handover.
How quality is confirmed
Work the structure at the same time as the plan
Rather than fitting a structure into a layout after the fact, we sort out the relationship between columns, walls, floors and foundations from early in the design. Whether it finally works is confirmed by the calculations and structural drawings for that project.
Bring a third-party eye onto the site
Alongside our own site management, Iemamori Inc. carries out six third-party quality inspections as standard. The parts that carry structural load and the parts that keep rainwater out are checked before they are covered up.
Measure the finished result
On new timber-frame houses we carry out an airtightness test, so that what was actually built on site — not only the intention in the design — is confirmed as a number.
Carry the records past handover
Inspection, maintenance and repair records are kept, so that when something comes up years later we can work from the building's own history.

The inspection company's official pageThird-party inspection does not replace the builder's responsibility. It adds a different pair of eyes to our own checks, so that problems can be found and put right while the work is still in progress.
Which stages are inspected, and what is checked at each, depends on the construction method and the inspection plan for that house. We explain this in writing before work starts.
The checks cover foundations, structure, waterproofing, insulation and other parts that become hard to see once the house is finished.

Twenty years of maintenance-based support from completion
The twenty years from handover are punctuated by checks and inspections. When they happen and what they cover is set by the scheme rules for each house.

Statutory housing defect liability insurance
New houses are covered by the statutory housing defect liability insurance. The insurer inspects the site, and the terms of the cover are handed to you in writing at completion.

Structural and waterproofing warranty
Cover for the parts that carry structural load and the parts that keep rainwater out. The scope and the period are set out in the contract documents for each house.
Equipment warranty
Each piece of equipment carries its manufacturer's own warranty. Because this depends on the equipment chosen, we hand over a list of items and periods at completion.
Periodic inspection
We visit for inspections after you move in, hear anything you have noticed on the spot, and talk through what needs attention.
Maintenance inspection
Within the first twenty years of maintenance-based support, a maintenance inspection is carried out in year 10. The condition of the building is checked and recorded.

Long-term maintenance and extension
The basis is twenty years of maintenance-based support, with a scheme for continuing beyond that. The conditions for continuing are set by the contract documents and the scheme rules.
Scope, limits, exclusions, costs, maintenance requirements and the conditions for renewal or extension are set by the registration certificate, the contract documents and the scheme rules for each house. We go through them with you when we sign.
